If a tenant fails to pay rent within 15 days of receiving a formal notarized rent‑due notice, the landlord may file an eviction lawsuit in court or submit an urgent eviction request under Article 5(c)(1). Yes. For residential leases signed before 31 August 2000, tenants enjoy a contractual extension right even after the expiry date, regardless of any clause to the contrary. If agreement on renewed rent fails, either party may seek court‑determined fair rent. Notably, this right does not extend to non‑Jordanian tenants unless their home laws provide similar protection

Under Article 9, if the building is at least 40 years old and the lease has lasted 12 years or more, and if the landlord obtained a valid construction permit, the landlord may notify tenants via notary 6 months in advance. Tenants must choose within 2 months whether to accept compensation or vacate and return post-reconstruction under similar conditions (“أجر المثل”). Dispute over compensation may be submitted to the court.

Yes. Certain properties are excluded from the Jordanian Landlords and Tenants Law (Article 3), including:

  • Rentals for agricultural use (e.g. farmland, farmhouses)

  • Housing provided by employers to employees as part of employment benefits

  • Parts of a building rented to staff (e.g. concierge or guard quarters)
    These are governed under the Civil Code, not tenancy law
